Abstract: Despite global policy shift towards liberalization of the housing market, different forms of rent control have still remained in a number of countries. Most of these controls are currently uphold by the view that they are different from the old forms that involved complete freezing of the nominal rents. Generally, this view has been sustained by lack of in-depth studies on the remaining forms of rent control. This paper fills this gap by examining the effects of rent-controlled public housing sector on the supply of private rent housing and household mobility in Malawi. The findings from Malawi demonstrate that the effects of rent control are varied and depend on the nature of residential market as well as the political environment under which the rent controls are implemented. Under dictatorial regime, rent controlsin Malawi produced negative effects on both the supply of private rent housing and household mobility. This is consistent with existing studies from many other countries. However, after adoption of liberal democracy and economic policies, rent controlhas produces varied outcomes. While its effect on constraining household mobility remains undisputable, rent control in the public housing sector has insignificant effect on the supply of private rented housing. These differences may be explained by the fact that during dictatorial regime private housing sector in the country was also de facto under rent control.

Abstract: This research aims to examine the effect of understanding codes of ethics (uce) and independence (i) upon the ethical judgement (ej) thru the personal value (pv) of the public accountant. Data collected using purposive sampling and total of the samples is 301 respondents of accountants in Indonesia. The constructs which have been directly affected one to another in this research is uce and i upon pv; uce, i and pv upon ej. However, there has been any direct effect of the accountants in Indonesia occurred upon their pv against ej accordingly. The model offered has indicated the impact of uce, i, pv and ej. Accountants in Indonesia might have made more discreet decision thru the ethical judgement based on the actual facts. The resulted a direct effect of uce and i upon pv; uce, i and pv upon ej, however, there are direct effect of the understanding codes of ethics and independence has happened to the personal value upon the ethical judgement.

Abstract: Although a vast amount of researches have been done on the relations of Organizational Citizenship Behavior (OCB) and employees’ performance in western or foreign context, there is a little or no empirical evidence in domestic context. However, scholars argue that geographical and cultural differences can bring about differences in OCB.Thus, this empirical study was conducted to find out the relationship between employees’ performance and OCB in Ethiopian context, particularly in Dire Dawa.The study was also aimed at investigating the underlying reasons for imperceptibility of OCB in Dire Dawa University.A stratified random sampling technique was used to select 114 employees as the representative sample of the study. The standardized measurement scales were adapted for Liker scale questions and distributed to the employees. Spearman correlation was used to test the co-relational hypotheses while percentage and graphs were employed for the purpose of descriptive analysis. The findings showed that employee’s performance is correlated positively and significantly to the OCB dimensions.Furthermore, organizational justice problems and employee’s intention to the leave the institution were found to be the major underlying reasons for imperceptibility of OCB among the employees under the study while fairness perception, individual disposition and proper leadership styles, on the other hand,were shown to be the major enabling factors for OCB among employees in the institution’s context.

Abstract: The promotion of service quality is an important way to increase the popularity of consumers, enhance the competitiveness of enterprises, improve customer loyalty and support the development of e-commerce. It is also the most important issue for current express delivery enterprises and it needs to be solved. Based on the DMAIC analysis process of Six Sigma, this paper selects some enterprises which apply ideas of Lean Production principles and Six Sigma to improve tools by the case study method. This paper aims to provide corresponding improvement strategies, the control methods of overall process and some guidance for China express delivery enterprises which make use of the Six Sigma method. The improvement strategy is to formulate the solution to the express surge; improve the cooperation mechanism of land and air transport; Enhance staff service quality awareness; optimize the workplace environment; accelerating the transformation and upgrading of infrastructure; improve the overall service quality level of the enterprise; the whole process control method is to re-measure the system analysis; re-evaluate the process capability of the focus process; Develop and strictly implement process control plan.
